The asset is located in the Municipality of Komotini, (Rodopi) Greece, on the eastern side of the city, on the main road towards the Industrial Area of Komotini. The city center is about 2 km western from the asset, while the exit from the Egnatia Motorway A2 (Komotini East) is about 1 km eastern from it. The asset is located very close to connection point of the road linking Greece and Bulgaria with the Egnatia Motorway A2.This road will shorten the distance between Komotini and Plovdiv, Bulgaria. At this point, we would like to make a notice that the Egnatia Motorway A2 is the part of the European route E90, a highway road connecting Portugal, Spain, Italy, Greece and Turkey. In addition, lately the area of the asset has been officially entered the Municipality’s Civil Construction Design Plan and has also a designation of a semi-industrial area (for handcrafts and industries of low noise emissions). The location of the asset is about 60 km from the city of Alexandroupolis and its port (routes to Samothrace Island) and international airport “Democritos”. Also, the location is about 100km from the city of Keramoti, Kavala and its port (routes to Thassos Island) and international airport “Alexander the Great”.
The ground field of the asset, which counts 6.175 sqm, is fenced with a brick wall, apart from the asset’s face to the main road (which is the main entrance road to the city). On this field, it exists a cement building with total surface of 3.747 sqm. The field’s face to the main road (entrance/exit) of the city has a length of 79 m. The building has a basement of 618 sqm, ground-floor 1.430 sqm, a first floor of 1.098 sqm, and a second floor of 599 sqm. The building’s face side has a length of 55 m. Inside the building, there are two elevators, one for industrial/goods transportation and the second for people. The basement, apart from the industrial/goods elevator, can be reached from the outer side of the building through a slanting entrance. The building’s surrounding field is paved with cement and its perimeter is protected from a brick fence. The asset is neighboring with a retail market grand store and with a private company of electric material supplies. On the opposite side of the road, it’s located a plastics factory. Within a kilometer distance from the asset, there is the General Hospital of Komotini, the central office of the Greek power supply company, the establishments and office of waste company of the Municipality and public service office of the Rodopi’s Prefecture. The asset is also located in between two block areas of labor residences, while almost opposite there is a school complex. Upon the entrance/exit to Komotini road, on which the asset has its main entrance, there are established several private companies in the fields of automobiles sales, automobile service and repair, grocery and food supplies, and grand supermarkets.
In relation to its features, this asset is suitable for exploitation with possible future use as a shopping center, student dormitories complex, development of hotel and conference center, gallery-exhibition center, medical care center, offices building, retail shops, parking space, restaurant and entertainment center-entertainment (theme) park, agricultural supplies center, logistics center, hotel support (laundry and similar services) center, etc.
In addition to the features of the asset, the area and the city of Komotini obtain positive characteristics for an investor. The city’s location is in the middle of the county of Rodopi and the capital of the Prefecture of East Macedonia-Thrace. In addition, the Democritus University of Thrace (DUTH) has central establishments in Komotini, with schools of law, International Business studies, Ethnological-History, etc. Its distance of less than about 30 km from the sea side of the Thracian Sea, with various historical sites among of which the most famous is the one of ancient Maronia, (sounth-east), or at the about the same distance of the populous summer site of Fanari (south-west), while it’s less than 30 km from the mountains of the Rodopi mountain complex, rich in natural beauties, sets the above 65.000 inhabitant city in the middle of a fertile plain. Furthermore, the city’s industrial area is the third largest in Greece with major companies with major exporting activities in the areas for beverages, drinks, wines, food, plastics, wood, etc.
